It is right on the heart of the old factory \/ design block, the core of the whole new neighborhood built around it.&nbsp;Long design phase started already at 90\u2019s, when the site was planned to develop to business park. After completing first buildings the rest of the plots were replanned for housing.&nbsp;As a result the design block is now a rich living hybrid with running porcelain factory (since 1870), design schools, offices and housing.&nbsp;The former site for officebuilding is now 13 stories high \u201dliving tower\u201d right next to the Kaj Frank Square.&nbsp;<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Material (plaster) connects the building to surrounding historical context and underlines the sculptural form which integrates the new layer to the existing street facade.&nbsp;Color is also continuum from neighboring \u201dPortaali housing\u201d, where the accent colors are related to porcelain colors made in the Arabia factory.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Two lower floors are connected to public pedestrian areas and used mainly for commercial spaces. The project also added a new public staircase and lift between these areas.&nbsp;Upper floor are for housing, mainly smallish rental apartments, and on the top floor for communal spaces and saunas.&nbsp;Roofs are mainly used as terraces (looks 10. and 13.) and tenants can also use the neighboring yards thanks to the Arabianranta common courtyard system.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">65 apartments, average size 50 m2, total 6.500 m2<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">completed 2016<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Portaali III is \u201dthe last part\u201d to complete the Arabianranta.
